18/10/2022

MARE is a housing complex, both freeholds and social housing, arranged around a common area with gardens, swimming pools and children's playgrounds. The project includes 81 free units and 54 social housing units and is part of a larger complex that includes 69 social housing units already built and designed by GRAS Reynés Arquitectos and 99 more under development by the City Hall of Calviá. In total, a set of 303 homes, mostly social housing units, which will contribute to solve the demand for affordable housing in Mallorca.

The design chosen for each block follows a visual line and remains constant, allowing no distinction between the different categories of housing, while giving an individual identity to each plot

Since this is a project located in Mallorca, the exterior spaces of the units are of vital importance. All the houses have large outdoor spaces. The volume of the building is stepped in order to create large terraces and seek the best orientation. In this way, all the houses have either a continuous terrace, a balcony or private terraces on the roof. This strategy marks the character and design of the building, accentuated by the selection of materials for the facades. Each level is given a different treatment to emphasize this.

The typologies of the dwellings are mixed, mostly 2 and 3-bedroom family apartments.

The materials of the facades, together with their construction system, have been selected and designed to provide the buildings with good passive insulation to reduce the building's energy demand.  Also, all the rainwater is collected and used for watering, as well as gray water, which is purified and reused in the toilets of the apartments themselves.
